Mapletree Renames Kumho Asiana Plaza to mPlaza Saigon

Mapletree has rebranded Kumho Asiana Plaza to mPlaza Saigon, a prime mixed-use development comprising a Grade A office building, a serviced apartment tower, a hotel and a retail podium in Ho Chi Minh City’s District 1 in Vietnam.

HO CHI MINH CITY – Mapletree Investments Pte Ltd (“Mapletree” or “the Group”), a leading real estate development, investment and capital management company, has rebranded Kumho Asiana Plaza to mPlaza Saigon. The change of name is part of the Group’s plan to rejuvenate the property which was acquired in June 2016.

mPlaza Saigon is a prime mixed-use development comprising a Grade A office building, a serviced apartment tower, a hotel and a retail podium in Ho Chi Minh City’s (“HCMC”) District 1 in Vietnam. Mapletree has commenced asset enhancement initiatives (“AEI”) at the property, which will be carried out in phases, starting with the retail podium. Revamp of the common areas in the retail podium has begun in June this year and is expected to complete by first quarter of 2018. The office, hotel and serviced apartment tower will subsequently undergo AEI over the next few years.

Ms Wendy Koh, Mapletree’s Regional Chief Executive Officer of South East Asia, said: “Tapping on our rich experiences in developing mixed-use properties like Saigon South Place, a 4.4-hectare precinct in the affluent District 7 of HCMC, we aim to refresh mPlaza Saigon to give it a new lease of life, and be the place to work, live and play in the heart of HCMC’s central business district.”

After completing the first phase of the AEI, the retail podium will be transformed to a modern space with carved out open concept retail area. The podium will also bring a better tenant mix which includes a cinema, Asian and international dining options, as well as trendy cafes and juice bars to benefit mPlaza Saigon’s residents, hotel guests and office tenants, and its customers.

mPlaza Saigon measures close to 146,000 square metres in gross floor area. Occupancy rates across the 21-storey Grade A office tower, the 260-unit award-winning serviced apartment, and the four-storey retail podium are considered some of the strongest in the market. The serviced apartment and the 305-room hotel are managed by InterContinental Hotels Group.

mPlaza Saigon is centrally located along Le Duan Boulevard and Hai Ba Trung Street in the centre of HCMC. It is also close to the city’s major landmarks and tourist attractions such as the Notre-Dame Cathedral Basilica of Saigon, and is accessible to all the districts in HCMC.

Mapletree began investing in Vietnam in 2005, and today owns and manages a portfolio comprising office, retail, residential, industrial, logistics, and serviced apartment assets. Including mPlaza Saigon, the Group now has over S$1.2 billion in assets under management in the country.

Thành phố Hồ Chí Minh – Mapletree Investments Pte Ltd (“Mapletree” hay “Tập đoàn”), Công ty phát triển bất động sản, đầu tư, và quản lý vốn hàng đầu, đã thay đổi tên tòa nhà Kumho Asiana Plaza thành mPlaza Saigon. Việc thay đổi tên là một phần kế hoạch của Tập đoàn để làm mới lại dự án được mua lại vào tháng Sáu năm 2016 vừa qua.

mPlaza Saigon là dự án phức hợp hàng đầu bao gồm tòa nhà văn phòng hạng A, tòa nhà căn hộ dịch vụ, khu khách sạn và bán lẻ ở trung tâm Quận 1, Thành phố Hồ Chí Minh, Việt Nam. Mapletree hiện đã bắt đầu triển khai Dự Án Nâng Cấp Tài Sản (Asset Enhancement Initiatives, “AEI”) cho khu phức hợp, dự án sẽ được thực hiện theo giai đoạn, và giai đoạn đầu tiên sẽ bắt đầu với việc nâng cấp khu bán lẻ. Việc tân trang lại khu vực tiện ích công cộng cho khu bán lẻ đã khởi công vào tháng Sáu năm nay và dự tính sẽ hoàn tất vào Qúy I năm 2018. Khu vực văn phòng, khách sạn, và căn hộ dịch vụ sẽ tiếp tục được cải tạo và nâng cấp trong các giai đoạn kế tiếp của AEI và hoàn tất lần lượt vào các năm kế tiếp.

Sau khi hoàn thiện giai đoạn đầu tiên của AEI, khu vực bán lẻ sẽ thay đổi thành một không gian hiện đại với thiết kế mở. Chúng tôi dự định sẽ mang đến một số lượng khách hàng đa dạng bao gồm rạp chiếu phim, các nhà hàng Âu-Á nổi tiếng cũng như các quán cà phê rất mới và các quầy nước giải khát nhằm mang đến nhiều lợi ích cho các khách cư trú tại khách sạn, căn hộ dịch vụ, khách thuê văn phòng và khách hàng vãng lai tại mPlaza Saigon.

mPlaza Saigon có diện tích sàn gộp gần 146,000 mét vuông. Các tỉ lệ lấp đầy từ 21 tầng lầu của tòa nhà văn phòng hạng A, 260 căn hộ dịch vụ cao cấp được công nhận giải thưởng đến 4 tầng bán lẻ được nhận xét là cao nhất trên thị trường. Các căn hộ dịch vụ cao cấp và 305 phòng khách sạn hiện đang được quản lý và vận hành bởi Tập đoàn khách sạn InterContinental nổi tiếng trên thế giới.

mPlaza Saigon nằm ngay khu vực nút giao cắt của Đại lộ Lê Duẩn và đường Hai Bà Trưng, khu trung tâm hành chính của Thành phố Hồ Chí Minh. Vị trí rất thuận lợi và gần với các danh lam thắng cảnh của thành phố và địa điểm du lịch như Nhà Thờ Đức Bà, và dễ dàng di chuyển đến các quận khác của thành phố.

HO CHI MINH CITY – More than 300 wildlife photography enthusiasts and birdwatchers gathered at SC VivoCity in Ho Chi Minh City at the opening and prize presentation ceremony of the ‘Wild Birds and Mammals of Vietnam’ Photography Exhibition. Now in its second year running, this year’s exhibition held from 12 to 17 October focuses on the theme of endangered birds and mammal species in Vietnam, and is jointly organised by WildTour, the Vietnam Wildlife Photography Club and BirdLife International, supported by the Ho Chi Minh City Photography Association (HOPA), and sponsored by Mapletree Investments, Canon Vietnam and Lexar. ‘Wild Birds and Mammals of Vietnam’ is a culmination of a month-long, nationwide photography competition with a focus on Vietnam’s endangered species from July 2024 to early September 2024. 

This year’s exhibition profiles wild birds and mammals in Vietnam. Vietnam supports some of the highest concentration of endangered species in Southeast Asia. Of note is Vietnam’s diversity of primates, among the most imperilled primate faunas in the world, and home to the charismatic Tonkin Snub-nosed Monkey and the Delacour’s Langur. Similarly,  Vietnam’s bird fauna is rich but threatened by habitat loss and trapping for the pet trade. ‘More than 400 images were received by our team, many of them exceptionally high-quality images of some of Asia’s rarest bird and mammal species’, observed Mr Nguyen Truong Sinh, lead organiser of the competition and chairperson of the Vietnam Wildlife Photography Club. He also chaired the judging panel with seven other experts. Dr Yong Ding Li who represents BirdLife International on the panel agreed and noted that the images received were more diverse than the inaugural competition in 2023 and reflects a rapidly growing interest in nature photography in Vietnam.

The Exhibition coincided with the World Migratory Bird Day weekend on 12 October 2024, held twice a year to celebrate the spectacular movement of birds across the globe every Spring and Autumn. Over this time, millions of migratory birds can be expected to be on their journeys across the Asian continent, moving from wetlands to wetlands along the East Asian-Australasian Flyway, including here in Vietnam. Several migratory species were featured among the exhibited images, including among them the Spoon-billed Sandpiper, Great Knot and Wallcreeper, the last an extremely rare visitor to northern Vietnam.

Mr Edmund Cheng, Chairman, Mapletree, added: “We are pleased to witness our support for environmental awareness in Vietnam gain momentum, starting from our first migratory bird event in 2023 at the wetlands of Can Gio. This commitment is influenced by Mapletree’s environment and education pillars, two of the four pillars under our Corporate Social Responsibility framework to enrich communities in markets where we operate.”

“It was great to see the high quality of submissions received from not just photographers in south Vietnam, but also from further away in Ha Noi and Da Nang. I was particularly impressed with the fantastic selection of  Vietnam’s endemic and wild birds documented in these photographs. The selection of mammals was equally impressive, with some of the best shots of the rare Cat Ba Langur. Eventually our committee of judges agreed that the Tonkin Snub-nosed Monkey image by Mr Chung Van Thanh was the best of the lot”, observed Mr Nguyen Hoai Bao, director of WildTour and chairperson of the judging panel with five other experts.  

This year’s exhibition is the fourth World Migratory Bird Day event supported by Mapletree since 2023, starting from the ‘Celebrating Migratory Birds in Vietnam’ activity organised in Can Gio wetlands by WildTour and BirdLife. In 2024, Mapletree supported the first ever Vietnam Bird Race, held at Tràm Chim National Park. The organisers and supporters of this event plan to build on the success of this year’s event and introduce new elements to attract more bird and nature enthusiasts from across Vietnam. The Vietnam Bird Race will take place annually and the next iteration is slated to be held in May 2025.
