Mapletree Guangzhou Procurement and Distribution Centre offers ~389,000 square metres (sqm) of leasable space to support the Guangdong-Hong Kong SAR-Macao Greater Bay Area’s growing logistics needs

GUANGZHOU, CHINA– Mapletree Investments Pte Ltd (“Mapletree” or “the Group”) announced the recent completion of Mapletree Guangzhou Procurement and Distribution Centre in Zengcheng District, Guangzhou. The development is Mapletree’s largest logistics development in China offering ~389,000 sqm of modern logistics space comprising warehousing, cold chain facilities and a central kitchen within an integrated logistics park.

Strategically located within the Guangdong-Hong Kong SAR-Macao Greater Bay Area, the development provides efficient access to one of China’s most dynamic economic regions. Adjacent to Zengcheng West Railway Station, it also offers seamless connectivity to international rail freight corridors serving markets across Eurasia and ASEAN.

Featuring three five-storey logistics facilities and a five-storey central kitchen, the Mapletree Guangzhou Procurement and Distribution Centre supports the fresh food value chain, encompassing cold storage, processing, packaging, procurement and distribution.

Designed to meet the evolving needs of leading e-commerce platforms, third-party logistics providers, supply chain operators and food manufacturers, the facility serves as a one-stop logistics and supply chain hub, creating opportunities for resource sharing, operational synergies and long-term scalable growth.

The development is intended to support efficient, technology-enabled logistics and food production operations, featuring dual-sided loading bays, high clear heights, strong power capacity and automation-ready flooring. Vehicle ramps and freight lifts provide direct truck access across all five levels for seamless cargo movement, while comprehensive amenities and professional property management services enhance operational efficiency and tenant experience.

The development is also equipped with fibre-optic connectivity and a comprehensive suite of security and safety systems, including automatic fire detection and alarm systems, intrusion detection, CCTV surveillance, access control and electronic patrol systems.

The Mapletree Guangzhou Procurement and Distribution Centre combines efficient operational planning with modern design. Its centralised masterplan enhances efficiency by streamlining traffic flows, reducing operational bottlenecks and supporting seamless coordination across the development.

The development has garnered industry recognition for its construction quality, receiving the Shanghai Metal Construction Excellent Project in December 2025.

In line with Mapletree’s commitment to achieving net-zero emissions by 2050, the logistics facility incorporates 11 sustainability initiatives spanning its design, construction and operational phases.
